To think, just over a year ago…

It was only October of last year that our beloved City Federal building was acquired by Atlanta-based real estate investment firm, Carter, who has overseen the number of available units from a staggering 32 to merely six remaining.

Those of us who call this 27-story tower on Second Avenue North home have been enjoying the building’s amenities, location and charm for years, and are thrilled that so many others are catching on.

We look forward to meeting our six new neighbors and downstairs retail neighbors in 2012!

City Federal Reveals Birmingham History

Discovered by Tom Lloyd of Ingram & Associates, six giant scrapbooks containing photos, newspaper clippings, documents and memorabilia covering decades of City Federal Savings & Loan history were found in one of the remaining seven units for sale at the 98-year old building.

Jim Baggett, head of archives at the Birmingham Public Library, plans to catalogue the findings and make them available to the public for study. “Birmingham is a city that was built for business,” Baggett said. “I see a lot of uses for this. This is an important collection that needs to be preserved.”

RETAIL TENANTS WANTED

While the number of condo units available at City Federal has dwindled down to single digits, Atlanta-based developer, Carter, is on the hunt for retail tenants to fill more than 15,000 square feet of space available at the 98-year-old building on Second Avenue North in downtown Birmingham. John Akin, vice president of Carter’s advisory services group, confirms that three spaces in the lower levels of the 27-story mixed-use building are on sale, including; 7,500 square feet in the basement, 4,330 square feet on the ground level and 3,200 square feet on the mezzanine level.

City Federal’s downtown location and easy access to parking make it an ideal setting for almost any business. “It’s a great spot,” says Fran Godchaux, interim president of Operation New Birmingham. “Second Avenue North is kind of a vitality street. It is literally work/play.”

More and more mixed-use buildings are surfacing downtown, which is encouraged as the city continues to grow and anticipate new projects like the planned baseball park near Railroad Park. To find out more, see the article featured in the Birmingham Business Journal.
